Why Some Repairs Matter More Than Others

Not every repair translates into a higher sale price. The goal is to fix what buyers will notice, what inspectors will flag, and what lenders may require — without over-investing in upgrades that won't pay off. Here are the five areas that consistently make the biggest difference.

1. Roof and Gutters

  • Buyers and their lenders will scrutinize roof condition. A failing roof can kill a deal

  • If the roof has 2 to 3 years of life left, expect buyers to negotiate hard or walk away

  • At minimum: clear gutters, fix obvious missing shingles, and get a roof inspection so you know what you're working with

2. Water Damage and Moisture Issues

  • Any signs of water intrusion — staining, warping, mold smell — will show up in the inspection

  • Fix active leaks first, then address cosmetic damage. Don't just paint over stains

  • Basement and crawl space moisture is a common deal-killer

3. Electrical and HVAC

  • Outdated panels, double-tapped breakers, and missing GFCI outlets are common inspection findings

  • A non-functioning or aging HVAC is a major negotiating point for buyers

  • Service your HVAC before listing. Replace the filter. Have documentation ready

4. Plumbing and Water Heater

  • Slow drains, running toilets, and leaky faucets are easy and inexpensive to fix

  • Water heaters over 10 to 12 years old will get flagged. If yours is close, replacing it before listing may be worth it

  • Know where your main shutoff is — buyers will ask

5. Cosmetic Repairs That Pay Off

  • Fresh neutral paint is consistently one of the highest-ROI moves before a sale

  • Replace dated light fixtures and cabinet hardware for a fraction of what buyers deduct for "dated" finishes

  • Repair drywall cracks, especially near doors and windows — they signal settling to nervous buyers
